Why Waypoints Equity
Waypoints Equity is a real estate investment firm specializing in multifamily properties. We provide investment opportunities in medium to large sized apartments in various growing US markets.
Our focus is on Class B and C properties that offer our investors an opportunity for higher returns through adding value physically, operationally, and administratively. We put a heavy emphasis on sourcing the right properties, with the right partnerships and optimizing operations to ensure our investors are receiving a competitive return on their investment.

In 2020 I left my corporate job and started Waypoints Equity, LLC to fill a common need to reach financial independence and focus on the true priorities in life. My journey began in a search for passive income for my family, and it grew into an equity company that creates opportunities for others to join on this path.
We all have distinct moments and turns on our way through the world, the name Waypoints Equity reflects that it is what we do along the way that really counts. How we live, how we give back and where we focus defines who we are.
At Waypoints Equity, I dovetail my background in finance, engineering, military leadership and asset management to find multifamily investment deals, secure partnership opportunities, and deliver returns. I enjoy helping military and service academy alumni as well as professional women to achieve passive income through investing.
I am passionate about empowering others to take similar action to grow wealth through multifamily investments and to find the freedom to choose the next waypoint!
Angelina Magnotta

I am a real estate investor who joined the Waypoints Equity team in June of 2021 while currently living and working in Stuttgart, Germany with my husband and our dog Karma. I have been living in Stuttgart since 2003 and have been working as a ballerina in the Stuttgart State Theater for 16 years. My first taste of real estate started when I was 25 and purchased my first apartment. I am planning to retire from my job in August of 2022 to pursue real estate full time. My husband and I are looking to move back stateside to try to start a family. We currently are invested in AL, MO, and PA where we have a total of 11 units. We are planning to move to the Tampa area and use the VA home loan and house hack as we get a better understanding of the area.
MY GOAL: My goals are both short and long term. Short term goal in the next year is to continue to acquire properties to meet my first financial freedom goal of replacing my salary before I retire in August. Long term are to start a family and through real estate be in control of my time while creating generational wealth. I want to have a lasting impact on many levels from providing safe, affordable places for tenants, while adding value, and giving back to the community. Additionally, I am interested in trying to incorporate sustainability to benefit the planet and be more green and less wasteful.
Waypoints Equity is a member of VentuRise, a partnership with Real Smart Asset, Rowan Property Management and Incline Investments. VentuRise operates in the Kansas City area with a growing portfolio of properties.

Nate is a father, son, husband and real estate developer with over 250 units across the Midwest. He is the founder of Real Smart Asset, LLC, a firm dedicated to helping 100 families reach financial freedom. Nate’s partnership has been instrumental in the growth of Waypoints Equity, LLC.

Pete is a technology and real estate entrepreneur with large successful exit credits to his name. With 20+ years active experience in the industry he is also an advisor to startups and their leaders, helping to create value for small and large businesses.
Jerry Rowan
Multifamily Partner
Jerry is a Real Estate Professional and Investor with over 20 years of experience. A lifelong Kansas City native, Jerry is a 3rd generation real estate professional and founder of Rowan Property Management, LLC who specializes in property management and the multi-family sector of the residential market.
Four Branches Equity is a partnership formed by Waypoints Equity founder, Josi Heron, and three other members from a military investor network. Together the four partners hail from four of the US military academies. The partnership was formed to acquire and convert the B Avenue Bungalows into luxury short-term rentals on Coronado Island in California.
David Ortiz
Multifamily Partner
David is a graduate of the US Air Force Academy class of 1990, and is a successful executive with 27 years of business experience in operations, sales and marketing. He is a member of the Four Branches Equity, LLC general management partnership which successfully stabilized the B Avenue Bungalow seven unit short term rental conversion on Coronado Island, CA. His real estate experience includes investment in over 83 units, co-owner of 41 units in Huntsville, AL and owner/operator of 6 Short term rentals, and 5 long term rentals.
Josh Jeffery
Multifamily Partner
Josh is a 2004 graduate of the US Military Academy, currently serves as a Navy reservist and is a project engineer for a national commercial real estate company. Josh oversaw extensive luxury renovations on the B Avenue Bungalow short term rental conversion as a general partner and member of the Four Branches Equity, LLC. He has masters degrees in business, finance, real estate, and construction management. He recently provided construction and quality control on the Park 12/Ballpark Village in San Diego, CA which includes 280 A+ grade apartments.
Keegan Wetzel
Multifamily Partner
Keegan is a graduate of the US Naval Academy class of 2013, an Enterprise Account Executive for an IT database platform company, and a licensed California Realtor. Keegan is a member of the Four Branches Equity general partnership, and brought expert marketing and sales experience to the acquisition and operations of the B Avenue Bungalows on Coronado Island, California. Keegan has invested in over 220 units, is a Co-Owner – 41 commercial/residential units in Huntsville, AL, and an Owner/Operator of 4 Short Term Rentals and 5 long-term rentals.
